Secluded 84 Acres Land for Sale in Oglethorpe County, Georgia
Features Creek, Cabin, Organic Garden, Wildlife
We have owned this property for over 30 years but circumstances have made it where we need to sell this incredible piece of land, which is just outside the college town of Athens, Georgia. The property is very private with a road through the pine stand and past acres of hardwoods to our little cabin near the large creek. We have made a small garden plot to grow a variety of vegetables and plan to expand depending on what happens in the future.
The large creek has water year round and there are a few smaller creeks that feed into the large creek. We own about 9 acres on the other side of the creek that is so thick with trees and brush that we rarely venture across the water. There is plenty of wildlife such as deer, wild turkey, ducks, beavers, and these are just the animals we have seen. We have about a 25 acre pine stand that should be ready to harvest in maybe 3 years especially if the lumber business picks up. The property has so much potential that we love just thinking of things to do and making it happen. We have put in several walking trails and are in the process of covering them with wood chips and mulch. The contour across the whole property is gentle and it is easy to walk the whole property, except the 9 acres across the creek is full of under brush.
If you go to the web site at www.lifeemulation.blogspot.com, you can see more photos and pick up some more information about the property. Also the blog page has several more pictures especially as they relate to our organic gardening. We pay less than $600 a year in property taxes and have the land designated as conservation use to keep the taxes low.
